TENANT PLACEMENT SERVICES

For owners who want to manage the property themselves, we offer what is considered a tenant placement service. We market the property as we would with full-service property management and thoroughly screen all applicants. One the best applicant has been chosen, we execute a lease, and then turn management over to you.

FULL SERVICE MANAGEMENT

We take care of all of your responsibilities for you starting with marketing the property followed by thoroughly screening prospective tenants to find the right applicant. Once we have a qualified tenant ready to move into your home, we’ll execute the lease and handle the move-in process from A to Z. Our management services extend throughout the duration of the lease and include regular maintenance and repairs. Finally, when the tenant moves on, we will handle the move-out process and get the home ready for another resident.

  • How long will it take to rent my home?
    Location, condition, rental amount and time of year will all have the biggest impact on how long it will take to rent your property. Properties that are clean, in good repair, updated and has rental amounts supported by the real estate market are going to rent fastest.
  • What type of reporting do I get?
    We are not only completely computerized, we are web-based, which means you have access to what is going on with your property from anywhere there is an internet connection. You will receive statements which detail every transaction affecting your property, including maintenance. You will have an online owner portal for fast access to all you statements and relative information.
  • Do I need a property manager?
    If you’re a first-time investor, you may not realize how time consuming effectively managing that property can be and you may quickly become overwhelmed. Even if you’re a veteran investor, you may think you have enough experience to forgo the expense and manage things on your own, only to find out you’re completely in over your head. Both of these scenarios are extremely common, and a property manager can help you with operations of your property. Having a dedicated property manager that will free up your time to pursue other opportunities is not only a benefit, but a necessity!
  • What do I need to do to my property before I rent it?
    The better condition your property is in, the better quality tenant you will attract. This means that the property should be clean, carpeting should be shampooed, walls should be painted (a neutral color is best) if they are dirty or marred, and things should be in great working condition. Upon taking over management, we will conduct a move in inspection, quarterly inspections and move out inspections to ensure your property is remaining in pristine condition.
  • How do I get money each month?
    Rents are due in our office on the first of each month. Our leases specify that if rent is not received by the 5th of the month, a late fee is assessed. In order to avoid violating trust accounting laws, we need to wait until rent is received before we can send payment to you. We deposit your funds electronically into the bank of your choice.
